It Might Be Time to Sell Your House — Here’s Why

Whether you’ve been on the fence about selling your home or have been waiting for the right moment, the latest market trends suggest that now could be a smart time to consider putting your property on the market. Here’s how the real estate landscape looks and why homeowners in South Jersey and Cape May County are evaluating their options.

📊 Market Trends: What Sellers Need to Know

Cape May County Home Values Are Stabilizing and Growing
Recent data shows that the typical home value in Cape May County, NJ, is around $760,097 — up about 3.4% year over year, with many homes going to pending status in approximately 34 days. This indicates solid buyer interest despite shifting conditions.

Homes Are Selling — But at a Slower Pace
In December 2025, the median sale price in Cape May County was $610,000, although this was a 17% decrease year-over-year, and median days on market increased to 73 days.
Meanwhile, local MLS reports show that new listings and sales activity remain active and inventory continues to move.

Balanced Market Conditions Can Favor Sellers
With a median sale-to-list price ratio close to or just under asking in many areas, sellers are still capturing strong offers, and homes aren’t languishing on the market for extended periods.

📈 Why These Trends Matter for You

✔️ Seller Confidence: Even if prices aren’t skyrocketing everywhere, strong buyer demand means homes are selling.
✔️ Less Competition: In areas where inventory is moderate, your home can stand out more easily.
✔️ Local Expertise Matters: A seasoned Realtor can help you price strategically and market your home to the right buyers.

Why Hiring the Right Realtor Makes All the Difference

Why Hiring the Right Realtor Makes All the Difference

By George Bittner, Realtor – Realty Mark Advantage, Mays Landing, New Jersey

When it comes time to sell your home, choosing the right realtor isn’t just important—it’s essential. Your home is one of your biggest investments, and the person you trust to represent it can directly impact how fast it sells, how smoothly the process goes, and ultimately, how much money you walk away with.

But not all realtors work the same way. Some agents simply list your home, put a sign in the yard, and wait. Others—like myself—take a hands-on, full-service approach designed to get you top value while making the experience as stress-free as possible.

1. Marketing That Goes Beyond the Basics

In today’s world, selling a home requires more than a listing on MLS. It requires exposure—real exposure.
I invest in powerful marketing tools, including:

TV advertising: Showcasing your home to a wider audience boosts visibility and generates serious interest.

Social media promotion: Platforms like Facebook, Instagram, and YouTube allow your home to be seen by thousands of local buyers.

Open houses: A well-run open house brings in motivated buyers and creates competition, which can lead to higher offers.

These strategies help your home stand out in a crowded market and reach buyers wherever they are.

2. Protecting Your Home and Your Belongings

Your safety and peace of mind matter. When showing your home—whether privately or during an open house—I take clear steps to protect your property. I monitor visitors, secure sensitive areas, and ensure your belongings are treated with care and respect.
Selling your home should feel safe, not stressful.

3. Honest, Professional Guidance Every Step of the Way

You deserve a realtor who tells you what you need to hear, not just what you want to hear. I provide:

Solid advice on what to fix, update, or leave as-is

Tips to enhance curb appeal and interior presentation

Guidance on pricing and negotiating to ensure you get full value

I work for you—your goals, your timeline, and your bottom line.

4. Knowing the True Value of Your Home

Pricing a home correctly is key to attracting buyers quickly and maximizing your return. As a local Realtor with Realty Mark Advantage in Mays Landing, New Jersey, I understand the market trends, neighborhood values, and what today’s buyers are looking for.
My job is to make sure your home is priced right from the start—and to defend that value during negotiations.

5. A Realtor Who Truly Works for You

The right realtor should be your partner, your advocate, and your guide. I take pride in working hard for every client—showing up, being available, and doing whatever it takes to get your home sold fast and for top dollar.

When you hire me, you’re not just getting someone to list your property. You’re getting someone who works—on marketing, on communication, on protection, and on results.

How Do You Sell Your Home, Fast?

How Do You Sell Your Home, Fast?

When the time comes to sell your home you will want to sell it as quickly as possible. You first move should be to find a qualified local agent that is familiar with the local market. You should also find a full time agent. You will need an agent that will take the time to do a CMA (Comparative Market Analysis) to get a solid listing price for your home. The more realistic your listing price is, the faster it should sell. Today, buyers do a lot of research on websites that show asking prices for homes based on what the property offers. Be prepared, most buyers are educated these days and know what a property should be worth. Also do not sell your home to a company offering a quick way out for way less than your home is worth! It is very important to list your home with a agent that will take great interest in getting your home sold. Listing a SALE BY OWNER usually ends up being a big mistake because of the knowledge that is needed to get a transaction to the settlement table. It can end up being a big waste of time and prolong the sale of your home!!

KEEP THE FOLLOWING USEFUL TIPS IN MIND:

To get to the settlement table quickly, I strongly suggest the following courses of action…..

  1. Curb appeal is so important. Keep the lawn cut, trim the bushes and keep the property edged and the weeds trimmed.
  2. Make sure that the front door is in good repair because that is the second thing that potential buyers are going to look at.
  3. Make sure that your home is clean and smells fresh. If you are having an open house, bake some cookies in the kitchen to have that wonderful aroma throughout the home if you have the time.
  4. Remove all clutter from the walkways and rooms, allowing the buyers to picture their belongings in your home. If there is clutter they have a hard time seeing past that.
  5. Remember that you shouldn’t overdue the upgrades. It is always best to speak with your listing agent to see what will get the best return on your money spent. Keep the color choices neutral if painting any rooms. Kitchens and bathrooms will draw the most interest, so make sure that they are presentable.
  6. Most of all listen to your agent! You hired them to provide you with a professional service and they are usually the most educated as far as pricing your property to get the best return!
  7. Make sure that your agent has the time to run open houses to get as many potential buyers through the property as possible. It is not always in your best interest to hire an agent that has many listings going on at one time!

Good luck in selling your home!
